Want to build a house, have my own style in mind, what do I need to do before contacting contractors?
My husband wants a double wide trailer, but has agreed to think about a house. I need to present the two options clearly. What do I do first? Contact a contractor or talk to someone so I will know what permits I will need. Besides a building permit, what else would I need to do about building a house? I know he wants brick for the outside, but has said he could be flexible. Help please!!! I need to know everything by the end of Feb so we can start planning in March. Our parents can’t come here to visit because of the cramped space, and I want a place my parents can someday stay in when they give up traveling or something happens to one of them.

It is alway a good idea to go to the building department with your building lot info to find out if you can build on it. If you are building on a lot that has a building already on it, most municipalities will only let you build on a certain percentage of your lot, their reasoning is to reduce urban sprawl. Check with the building department before you hire someone to draw your plans.The next thing you should do is get in touch with a person that that does drafting, or an architech. An architech will be alot more expensive than a person that does drafting. In any event make sure whomever you hire has a list of satisfied clients. Once you have your Plans or prints drawn up, then you can contact general Contractors to bid on your project. You can either have them include the permits in their bid, or pull the permits yourself. To avoid frustration, it may be a better idea to let the Contractor do this, as he is experienced with dealing with the"powers that be".Whomever draws up your plans should have a working relationship with an engineering firm, make sure that whoever draws the plans, to require all the engineering in thier proposal. The building departments require all the engineering and everything to be complete before they will issue a permit to Build.
Another careful thing to consider is your budget! Your budget will dictate alot of how your new home will be designed, things to consider, roof design, single story or two story, exterior finish, the most costly factors are going to be your finish items. (cabinets, counter tops, flooring, tile) Do your homework crunch the numbers and always count on going at least 20-30 percent over budget. Whatever your budget is, you can count on going over it. Just account for it on the front end and you will be fine.

then you call a contractor to see if they can build it and how much, $ for labor and material, what time frame to build it, they can get the permits, better off with a double wide trailer , unless your planning [dictator ship] commission don,,t allow them,
